Anna Maria Island has seen sales continue at a similar pace to last year, as one can see in this analysis of first quarter sales among single family homes, condos and multifamily properties in the City of Anna Maria, Holmes Beach and Bradenton Beach.
Note statistics for first quarter sales in 2008 as represented in below:
Here are the same stats for the first quarter of 2007:
Except in the single family category, price per square foot is significantly down. And even though the price per square foot in residential properties is up a bit, and has remained fairly steady in the past three months, it may yet be too early to declare that the bottom has been reached on the Island.
It's pretty clear that for condos and multifamily properties, the bottom is not yet in sight.
For an idea of future sales, here are stats on the "pending" sales. "Pending" status indicates a property under contract but not yet closed. And "Pending" properties do not show the price agreed upon under contract, but only the most recent asking price.
