Anna Maria Island Real Estate Sales Blog

Now that the month of April is reasonably past, let's take a look at sales of homes, condos and multi-family properties in Holmes Beach, Bradenton Beach and the City of Anna Maria.

For comparison, let's see what sales were like a year ago:

We can see that the number of sales is up substantially in residential and multifamily properties. Condo sales are flat however. See also that the selling price per square foot for residential is up a bit, near the average for all of 2008 homes sold. Condo prices per square foot continue to decline. And the data for multifamily price per square foot comparison is not sufficient to make a reasonable call.

Currently, here are the sales under contract, or pending, as of 5 May, 2008:

With 38 sales pending, that's near the 40 we had at a similar time last month. This indicates that activity remains reasonably strong at this point in the selling season.

Now, let's consider sales for year to date 2008 compared to year to date in 2007, using April 30 as the cut-off:

One third of the way through the year, we're selling at a rate of 252 properties per year. Last year at this time:

Prices per square foot were about the same for residential properties, and more for both condos and multifamily.

We continue to see strengthening in the residential market here on Anna Maria Island, and weakening in the condo and multifamily product categories. Total sales are up about 20 percent, which further indicates that buyers are finding properties to their liking, at prices they are willing to pay.
