Current sales data is important for clients to keep in touch with market developments. To that end, I here present information on what's happening with sales of homes, condos and multi-family properties in the City of Anna Maria, Holmes Beach and Bradenton Beach. This information is current as of 2:00 p.m. on Friday, February 15, 2008.
 
The "Recent Sale Pendings" chart shows how many of each property type are now under contract and awaiting closing. The other two charts, for 2007 and 2008 sales, show what properties have actually gone through escrow as of today.
 
Naturally, these are only properties listed for sale through the Manatee MLS System, and do not include any private transactions. It should be noted, however, that in a declining market such as this one, very few "For Sale By Owner" properties actually are sold by owners without benefit of Realtor expertise.

The Percent Change column relates to the difference in selling price per square foot, as a change from 2007 to 2008. And since 2007 was far from a banner year in either numbers of sales or dollar values (see previous post on annual info), the average 21% reduction in selling price per square foot shows that this is truly a great time for buyers.
